Everything about an elevator on this coast is decided by the flood elevation before anyone picks a cab finish. Here is what that actually means for the equipment.
The pit is the first problem, not the cab
Sarasota County and the barrier island communities set finished floor heights above base flood elevation, and the ground floor of a coastal home is often a garage or an enclosure that is required to flood freely. A conventional elevator wants a pit below the lowest landing, which puts a hole in the one slab that is supposed to stay clear. We solve it three ways depending on the site: a shallow pit of three to eight inches paired with a machine that tolerates it, a raised lower landing so the pit sits inside the slab thickness, or a pneumatic vacuum unit that needs no pit at all. Deciding this at framing costs nothing. Deciding it after the slab is poured costs a saw cut.
Equipment below the flood line has to be sacrificial or above it
In a coastal A or V zone the local building official will look at where the controller, the pump unit, and the motor sit. Anything mechanical below the design flood elevation is a problem at permit and a total loss after a surge. Our standard approach on Siesta, Lido, Longboat, and Casey Key is to put the machine space on the second level or in the shaft head, run only the rails and the cab through the flood zone, and specify a car that can be brought back into service with a controller swap rather than a full replacement. After Ian we returned dozens of units to service that way.
Salt air is the maintenance clock
Three blocks from open water the corrosion rate on unprotected steel and on relay contacts is not comparable to an inland install. Rails pit, door gibs bind, and hall station contacts green over. We specify stainless fasteners and sealed door operators near the water, and our maintenance intervals on the keys run twice as often as the same unit in Lakewood Ranch. If a home is closed for the summer we ask to run the car monthly rather than let seals sit dry.
Elevated homes change the travel, not just the height
A three story home over parking is really a four stop elevator with a long bottom run and a cab that is used for groceries and beach gear rather than for a single trip a day. Duty cycle matters. We size the machine for the traffic the family will actually put on it, spec a cab depth that takes a loaded cart, and put a landing at the parking level with a weather rated door rather than a residential interior door.
