Georgia work splits into two problems: fitting a shaft into a house that was framed forty to a hundred years ago, and getting a modern machine past a historic district review.
Stacked closets are the cheapest shaft you will ever get
The most common retrofit we do in Sandy Springs, Marietta, and Brookhaven uses closets that already stack from the terrace level to the second floor. If the footprint lines up within a few inches on each floor, the framing cost drops dramatically because we are cutting two openings rather than building a tower. Before you call an architect, stand in the basement closet and look straight up. If the upstairs closet is roughly overhead, you probably have a hoistway.
Basements and terrace levels give you the machine room for free
Unlike coastal Florida, an Atlanta house usually has conditioned space below grade and room for a hydraulic pump unit within twenty feet of the shaft. That makes hydraulic drive the default here: quieter, cheaper to install than traction on a three stop run, and easy to service. The tradeoff is a real pit, typically eight to twelve inches, which means breaking slab. On a poured basement floor that is a half day with a saw and it is finished before the shaft framing starts.
Historic districts regulate what you see from the street
Druid Hills, Inman Park, Grant Park, and the Atlanta landmark districts review exterior changes, not the inside of your house. An interior elevator almost never triggers a certificate of appropriateness. What does trigger review is an exterior shaft addition, a new roof penetration or bulkhead visible from the right of way, or an exterior platform lift at a front entrance. We design around that by keeping the overhead inside the existing roofline where possible and moving accessibility lifts to a side or rear approach. On older homes we also survey the floor framing carefully. Balloon framing and true dimensional joists behave differently than modern trusses when you cut a hole in them.
Four stops changes the machine and the permit
A terrace level, main, second, and third floor run pushes past the travel limits of some residential units and, in Georgia, past what the residential code will accept without additional review. That is where we either move to a traction machine with a longer rated travel or, in a mixed use or small commercial building near the BeltLine, spec a LU/LA unit instead. Getting that call right at the drawing stage prevents a redesign after the state elevator inspector reviews the plans.
